For borrowers & investors
Start with the deal. Not the loan product.
Tell us what you are trying to buy, refinance, build, rescue, or accomplish. Tell us what is getting in the way. We will diagnose the transaction and solve for the capital.

Do not self-underwrite
Your job is to know the transaction. Ours is to know the capital.
You do not need to decide whether your deal is DSCR, bridge, hard money, commercial term, SBA, or something else before we see it.
Start with: what is the asset or business, what are you trying to accomplish, what is the deadline, and what problem has to be solved?
01 · When Iron Rock becomes useful
You have a real deal. Something is in the way.
Declined
You got a “no.”
One lender's answer does not define the entire market. The important question is why it failed and whether the weakness can be repaired.
Outside the box
The property or borrower is unusual.
The asset, sponsor, documentation, leverage, use, or structure does not fit a standard program cleanly.
Time pressure
The deal cannot wait.
A closing clock, refinance deadline, foreclosure risk, acquisition window, or construction timeline is forcing a faster capital decision.
02 · What we need first
The story before the product.
Give us enough context to understand the economics and the problem. The initial review should not feel like a 40-field loan application.
The transaction: property or business, purchase/refinance, value, request, and timeline.
The borrower: experience, liquidity, credit context, and anything unusual we should know.
The problem: what has been declined, stalled, limited, or made difficult.
The outcome: what has to happen for this transaction to work.
03 · What happens next
Read. Diagnose. Structure. Place.
01 / Read
We understand the deal.
We review the transaction and the sponsor the way the eventual capital source will.
02 / Diagnose
We find the constraint.
We identify what is most likely to stall, decline, retrade, or delay the file.
03 / Structure
We build the path.
We change the structure, documentation, leverage, narrative, or capital stack where needed.
04 / Place
We solve for capital.
We route the cleaned transaction to the direct or broker relationship capable of executing it.
04 · Range
Products are tools. Here are some of them.
This list demonstrates range. It is not a menu you must diagnose yourself.
Short term
Bridge the problem.
Acquisition, construction, transition, rescue, timing, or value-add capital.
Long term
Hold the asset.
Financing for stabilized rental, multifamily, and commercial real estate.
Business
Fund the commercial objective.
Capital with a defined business purpose, including structures supported by real estate.
05 · Book a deal review
Talk through the transaction.
The current GHL booking calendar is preserved. Tell us the deal and the problem when you schedule.
06 · Deal submission
Tell us the deal. Tell us the problem.
Keep the current GHL form ID, contact consent, secure-document follow-up, webhook, attribution, tags, workflows, and notifications intact. Reorder the visitor-facing logic so “product type” is secondary, not the first diagnosis.
Deal Submission
Tell us the deal. Tell us the problem.
Start with the transaction, the constraint, and what you need to accomplish. You do not need to know the right loan product. If you are not sure, say so. After submission, we will email a secure link for documents. No login.
